Finding the House

  • Customized search + private platform: Third party sites like zillow and redfin are designed to drive clicks. not only do we put you on a customized search, but we give you exclusive access to our own private real estate search site with upgraded search features.
  • Full team showing support: Regardless of market conditions, if a great property comes to market, we want our buyers to have the first opportunity to get in the door. Our team prioritizes showing speed and will always be available to accommodate your showing needs. 
  • Off-market property lists: as the last two years taught us, we know that your ideal property may not be in listed in the MLS. therefore, we don't use the mls as our exhaustive list of homes for sale. instead we will look for exclusive off-market properties within our firm, through expired listings & neighborhood searches to be sure you've been presented all options.
  • Dedicated inside sales agent: we use a dedicated inside sales agent to ensure all off-market properties or prospective properties are fully vetted. if you find a neighborhood you like, but no homes are available for sale, your dedicated inside sales agent will make calls into the neighborhood to try to force opportunities for our buyers.
  • Property-specific estimates: no surprises on your monthly payments, we work closely with our preferred lender and insurance broker to ensure you have accurate numbers during your home search on any property considered upon request. 
  • Buyer Agency Paperwork bundle - all documentation that allows us to represent you as an exclusive buyer agent in north carolina will be drafted and presented. This comes with a 72-hour cancellation guarantee if you are not fully satisfied with your representation. 
  • Exclusive access to property-specific information: With each property, we work behind the scenes to pull any helpful documentation to help you with your decision to purchase. From property disclosures to plat maps, septic permits, hoa documents, covenants, and more, we are able to source plenty of information upfront to allow you to make more informed decisions.
  • Pre-tour previews/video: Anytime we can save time and energy for you, we will happily go preview properties and send videos/photos/analysis so we can scrub properties without you taking time from your day-to-day to explore. 
  • Exclusive access to vendor list: Even before making an offer, it may be helpful to get information/quotes from contractors and we make our list of vendors available to you, while also assisting in coordinating any needed quotes to help you move forward confidently.
  • Property assessments: our agents are not nc licensed home inspectors, we are unable to definitively speak to the condition of a property. our agents are trained to identify ages of major systems, and to provide you with a thorough walk-through of any property to point out and discuss potential risk factors that an inspector would confirm during the due diligence period while helping to form a list of questions for property owners to answer prior to writing a contract. 

Purchasing the Home 

  • Submission of contracts: Without the help of an agent we would refer any unrepresented buyer to an attorney to draft an offer to purchase, which could cost as much as $500-$800. We provide immense cost savings by just being able to construct your contracts. Using our market knowledge and experience we can help explain not only purchase price, but the other countless terms that go into making an offer on a home. 
  • Pre-contract negotiations: our goal is always to get our buyers the best deal for them. for some buyers that means a lower price, for others it may be a lower deposit, or seller paid closing costs. going back to our original meeting, understanding your goals, we will make sure that your interests are represented on the contract so you are able to purchase comfortably and with confidence. 
  • Deposit drop-off coordination: Once under contract, as we begin the process of moving toward closing, we will initially need to disburse due diligence funds, earnest money or builder deposits. We coordinate all of these for you and share receipts with all parties as funds are distributed. 
  • Suggested inspection lists & scheduling: You are free to use any vendor you prefer on inspections, or use our preferred home inspector. either way, we will coordinate all appointments on your behalf and send calendar invitations to ensure everyone is able to attend if allowed. different properties and loan types may require different inspections. we will coordinate with our clients to ensure all required inspections are met and any suggested inspections are noted. we encourage attendance from our clients at all inspections on site. 
  • Appraisal analysis & rebuttals: While we are not licensed appraisers, we typically see enough appraisals to be able to aptly explain, analyze and potentially dispute any errors that could be present. Upon the return of your appraisal, our agents will skillfully review it and be able to answer any questions you may have. In the event that there is an appraisal that comes in below value, if it helps our client we are always happy to use our skills to provide a rebuttal for a review of value. we have a strong track record of winning these adjustments. 
  • Repair/replacement quotes: when your home inspection returns with items that need to be quoted for repair/replacement you will have access to our preferred contractor list and we will coordinate with you to ensure all quotes are received and processed in a timely fashion. 
  • Pre-Due Diligence Strategy Sessions: depending on your contract terms and timelines it may be best to sit down in person and review your appraisal, inspection report, and repair quotes to draft any requested changes to the contract that will be submitted to the seller on your behalf. Our agents are skilled negotiators that can help you determine what items can strengthen or weaken your position and ensure that your request is effective and persuasive. this is where our experience works for you!

Making it Yours

  • Complimentary moving quote: If requested, we will set up a no obligation, not to exceed moving quote wth one of our preferred moving companies. 
  • Closing Attorney Coordination: We work as an extra set of hands with your closing attorney, along with your lender if applicable, to ensure all documents are available, correct credits are reflected on settlement statements, and generla project management behind the scenes so you come to closing confident, prepared and informed. 
  • Drafted bills of sale for any personal property included at no additional complimentary moving quote: arranged for you, providing a not to exceed estimate with no obligation. 
  • We will ensure all documents are readily available in the 7 years following your transaction. we will also work directly with your professional contacts (accountants, financial planners, etc) to provide any needed documents direclty.
